Events get underway with the Brian Head Fire Department hosting their annual Pancake Breakfast July 3, from 7:00 a.m. – 10:30 a.m. Start your day off right with a hearty breakfast of flapjacks and maple syrup outside the Giant Steps Lodge.  After breakfast, head on over to the Brian Head Town Mall between the hours of 9:00 a.m. to 6:00 p.m. for the annual Arts and Crafts Festival, where vendors showcase a variety of goods.  Following your leisurely browse, there are plenty of trails to hike and bike, fish to be caught, ATV paths to be explored, disc golf games to be played, and cool mountain air to enjoy.

The results are in. This cabin that was once available for $274,900 was just auctioned this morning at only $135,000. The lucky winner just picked up a nice little retreat well worth more than the winning bid. 

We are seeing a lot of reduction in prices in Brian Head. The last recorded sale in Brian Head was also an auctioned cabin on Snowflake. It sold for $168,000.There are a lot of upset owners and realtors in Brian Head, but don’t blame the buyer for taking advantage of this market. I’ll bet you wish you would have been the one.

This is great. Another Fannie Mae, bank owned property listed. As you know the Lofts at Brian Head is located across the street from the Giant Steps ski slopes. As one of the newest developments and most contemporary, this development attracted attention from investors and second home owners from across the United States, many of which are curious to know the current status of construction progress.

This unit offered at $234,900 by ReMax Properties of Cedar City was once owned by the developer. He put it in his wife’s name so he won’t claim it as his own but we’ve seen many developers make this mistake to get sales up at the time of construction. Once foreclosed, this guy took everything out…stripped it naked. Well, almost. He removed the sinks, toilets, electrical, all the appliances and a lot of hardware. Talk about respect for your own work. If he is this kind of person, what kind of respect does he have for quality construction?

No wonder this unit is offered at $234,900.  If you’re interested, I’d love to get you this unit for much less as I wouldn’t recommend paying more in this market.

Trying to Beat The System

This cabin is not located in Brian Head but used as an illustration only.I’ve recently become aware of Brian Head property owners that are taking extreme measures to beat the system regarding their loans. This is troublesome because it distorts the values, and quite frankly is dishonest. Here’s the situation.

  • Property owner has locked into a loan that they no long choose to pay.
  • Property owner stops making payments on their mortgage.
  • Property owner continues to vacation, travel and spend money “they choose not to pay their mortgage”
  • Property owner continues to rent their cabin at a discounted rate undercutting other rental rates in Brian Head, while collecting income but not making mortgage payments.
  • Property owner discovers that their cabin is going to foreclose because of non-payment. They are upset that they haven’t received notification (because they missed the mail while on vacation).
  • Property owner is concerned that they might be foreclosed on prior to the winter holidays where they won’t be able to collect rental income (while still trying to walk away from their cabin and not make the payments).

If foreclosed, those who are scheduled to rent the cabin in the future may lose prepaid rents (deposits) and their rent dates. Meaning, they might be spending Christmas at home this year.
